Finding the Perfect Tenant for your Investment

We understand that each property is unique. We also understand that each tenant is unique. Consider us a matchmaker of sorts as we find the best match for both your property and the tenants. Through our interview process, our aim is to completely understand your short and long-term goals for the future of your investment property and match you with the best tenant for those goals.  Ask us about our track record, we'd be happy to share our numerous success stories!


This service can be used in conjunction with our Property Management services or as a stand-alone service. 


Included in Great Heights Tenant Finder service:


  • Listing and marketing of your rental on the most productive websites
  • Listing is written and photos are taken/chosen by an industry expert, targeting the most likely tenants for your property.
  • Use industry insights and first-hand knowledge of Denver area neighborhoods and renters to accurately price your property in order to maximize your return
  • If needed, arrange for staging and professional property photos to cast your property in the best light and make it the most attractive to the potential tenants*
  • Manage all showings of the property to prospective tenants
  • Manage the rental application process
  • Fully screen applicants including a background, credit and reference check and provide a recommendation to you based on tenant interviews
  • Write up the lease and negotiate any lease terms
  • Coordinate timing for tenant move-out/move-in
  • Create a comprehensive and customized move-in packet for tenants, to include information the tenants will need to know about the property (utilities, maintenance responsibilities, trash pick-up info, etc.) and the neighborhood.


*these services not always necessary and do incur a separate vendor charge


Fees

Stand-alone tenant finder service = one-month’s rent, due after lease signing

Tenant Finder with minimum one year Great Heights service contract = 50% of one month’s rent, due after lease signing.
