Great Heights Properties Denver is a woman-owned, small business based in the RiNo neighborhood of Denver. Established in 2018, we have consistently employed other local, small businesses on our outstanding team of vendors. We believe in maintaining positive personal relationships with our clients, our residents, and our vendors in order to provide the greatest level of service for all and the highest return for our clients.
Great Heights specializes in serving independent landlords at single-family homes, duplexes, or triplexes. Our most extensive body of knowledge and neighborhood expertise is in Denver proper.

Great Heights Properties is committed to providing a relationship-based Property Management service. We don't rely on the latest tech or portals that minimize personal contact with our clients or residents. We believe in conversations and communication as the touchstone of our property management service.
Our tenant retention rate for our long-term unfurnished rentals in 2025 so far has been 88%. We trust that this is due to our impeccable service and included maintenance at our Great Heights properties.
We offer both tenant-finder and property management services at both long-term (average 12 month lease) unfurnished rentals as well as mid-term (over 30 days, under one year leases) furnished rentals. The pricing structures do vary between those two offerings. The flat rate for furnished rentals is 12% of rents collected and the flat rate for unfurnished rentals is 8% of rents collected plus a fee for Tenant Finder, which is a one-time fee of 50% of one month's rent.
We do not charge for lease renewals.
We do not charge mark-ups for services, repairs, or maintenance.
